NE PDX Kitchen/Dining Room/Bathroom

This project involved removing a wall between the kitchen and dining room to add more light and space between the 2 rooms and adding a small addition to the kitchen. The resulting space is warm and inviting and filled with light provided by 2 new skylights. Also included is an udpate to the hall bathroom on the 1st floor.

The Sun Bungalow: SE Hawthorne Whole House + Attic Primary Addition

Reimagining a historic 1924 Colonial Heights bungalow from a dim fixer house to a sun-filled haven for a young professional. Whole-home remodel balances vintage charm with modern living. Considered updated floor plan makes way for a new galley kitchen with room for spacious butler’s pantry and tastefully hidden appliances. With the addition of a mud porch at the end of the kitchen run, the space blooms from the original cramped eat-in kitchen. Downstairs bathroom restoration created a serene, moody sanctuary, with the layered effect of wallpaper and new wainscoting. Skylights, transom windows, juliet balcony and shed dormer buildout floods the upstairs primary bedroom suite with light. New bathroom and walk-in closet both sparkle behind reeded glass pocket doors.  

Mount Tabor Whole Home Remodel + Addition

This home sits at the base of Mt. tabor in Portland Oregon and was completely taken down to the studs and remodeled entirely including the kitchen, 2 bathrooms and egress windows in the basement. A new addtion was built off of the back with a deck. The finish is very clean, modern and light filled space. Custom finishes include the stair railing and tread design.

NE Portland ADU

NE Portland Modern ADU-

RightArm teamed with Portland firm InSitu Architecture on this modern
interpretation of a post-war Portland home. Located in the Concordia neighborhood of Northeast Portland, the ADU takes as inspiration the
main house on the site with its low profile and hipped roofline, but the similarities
end there. The ADU is clad with a painted wood, open joint rain screen.
Generous four-foot eaves provide protection at the NW and SE corners of the
building. 

The interior is simple but well executed. The floor is polished concrete.
Construction-grade fir plywood cabinets lend the space a rustic feel. The aluminum clad fir windows tie in with the cabinetry and the end-grain fir butcher-block counter. Floor to ceiling pocket doors separate the rooms. Colorful tile and
paint add subdued interest to the kitchen and bath spaces

Perhaps the most exciting aspect of the ADU is that which isn’t seen. The ADU
is completely air sealed and extremely well insulated. An energy recovery
ventilator provides constant fresh air, while simultaneously removing the old air.
External insulation provides a continuous thermal break between the inside and
outside. The ADU is a beautiful building that is extremely energy
efficient and comfortable as well.

NE Portland Modern ADU

NE PDX Whole House Remodel

The owners of this 1927 Grand Park Tudor contacted RightArm to partner on their
whole house remodel. They had remodeled several homes in the past and were
looking for an experienced and thoughtful contractor to help achieve their vision
for the home. We started with a full demolition of the home’s interior. Only the original top-nailed oak floors remained. We were able to open up the main floor by installing a steel structural beam. The resulting floor plan is airy and inviting. We
reconfigured the second floor framing to include a master suite, guest bedroom
and guest bath. The home had several elliptical arches serving as passages
between rooms. RightArm’s carpenters were able to duplicate this geometry in
the passages between the new spaces. All electrical, plumbing, and mechanical
systems were replaced. Blown-in cellulose insulation provides superior comfort.

While sensitive to the period of the home, the owner’s aesthetic is bold and
modern. We kept the windows and doors period specific, but departed from that
aesthetic on the rest of the homes finishes. 

Points of interest include:

•	White washed top-nailed oak floors throughout
•	Powder bath with wall-hung toilet, wall-hung vanity/marble basin, and floor to ceiling marble tile
•	Original fireplace with new black marble surround and hearth
•	Spacious kitchen with custom Euro-style cabinetry, four foot kitchen sink, island with marble waterfall counter, solid marble and marble tile back splashes
•	Custom fabricated steel guard-rail at the stair case
•	Guest bath with wall-hung toilet, wall-hung vanity, slipper tub and separate shower, heated floor of marble tile
•	Master bath with double vanity, wall-hung toilet, and spacious shower

Grant Park Whole House Remodel

HornGood ADU/N. PDX

Right Arm Construction was contacted by these young clients to build an addition to their mid-century Mock Crest home.  The couple is living with an in-law and wanted some additional space to help foster a sense of privacy.

We started by demolishing an existing attached garage and then used that footprint for the addition.  The main floor was designed with utility in mind.  The space is divided between a common laundry area and a larger space that serves as barber-shop/bike-shop.  The finishes are simple and modern—white painted gyp-board on the walls and ceilings; polished concrete on the floor. Windows and doors are painted wood.  A large black anodized garage door with eight frosted glass panels provides an interesting focal point and allows ample light into the space.

Moving up to the second floor, you are greeted by a large cedar deck with a privacy guardrail, also in cedar.  The interior space has an open floor plan combining kitchen and living spaces.  Above this space is a sleeping loft.  The finishes in this space are also simple and modern.  White painted gyp-board walls return into painted wood windows.  The floor is naturally sealed plywood, which is also used in the alternating tread device that accesses the loft.  The loft guardrail is made from vertical grain fir and has a design that compliments the guardrail at the deck.  At both gable ends of the space there are windows that run the full length of the walls.  These afford amazing views of the surrounding area and wash the space in plenty of natural light.  


HornGood Addition--North Portland

The garage conversion to ADU project started with a modest shop space in the back yard of our client’s home. The main aesthetic is modern with white and warm wood tones in the flooring and exposed ceiling joists. The kitchen was well thought out to maximize space for the adjacent living room. The hardwood floors are an engineered Oak Elements product that is durable and works well on top of the concrete subfloor. The Marvin Ultrex fiberglasses Windows are well placed to maximize lighting. 

This ADU was built with aging in place as a main design element, including a curb-less shower allowing for roll in access and no steps to climb for entry or exit.

A quaint NE Portland bungalow gets a much-needed update. The whole house was remodeled incorporating subtle design and attention to detail with S. Baird Design handling the design/finishes for this project. 

Marguerite ADU in Southeast Portland/Hawthorne neighborhood

The latest collaboration between RightArm Construction and PolyMath Studios was the Marguerite ADU in Southeast Portland/Hawthorne neighborhood. While the two-story, single gable building borrows from the older buildings in the area, it is a decidedly modern structure.  With its open floor plan and tall vaulted ceilings, the building feels larger than 500 square feet, while at the same time retaining the feel of a cozy beach cottage.

Ladd’s Addition Kitchen

This home was built in 1904 in the historic district of Ladd’s Addition, Portland’s oldest planned residential development. Right Arm Construction remodeled the kitchen, entryway/pantry, powder bath and main bath. Also included was structural work in the basement and upgrading the plumbing and electrical.

NE Irvington Remodel

This Irvington home was a prime candidate for an update.  Built in 1911, it had remained virtually unchanged save for a kitchen remodel in the 1980’s.  The four-bedroom/single bathroom layout was a poor match for the family of four living there. The remodel focused on three main areas:  the kitchen, basement, and master bath.  When completed, the new space consisted of three bedrooms and three bathrooms, plus an additional guest bedroom.

The kitchen was demolished down to the studs.  After some minor structural work, the new space was opened up for a spacious and modern feel.  Custom shaker style cabinets and quartz countertops provide a beautiful and historically appropriate update.  We provided new electrical, plumbing, and mechanical systems throughout.  The casework in the kitchen (and throughout the main areas of the home) was custom milled locally to match exactly the existing interior trim.

The unfinished basement was completely transformed, adding approximately 1000 sqft. of finished space.  The new space includes a large family/recreation room, a spacious guest bedroom, and a full bathroom.  

The master bath was sited in one of the four 2nd story bedrooms.  After demolishing the existing finishes, we changed the framing slightly to provide access from the master bedroom.  Finishes include a heated tile floor, a beautiful tile wainscot with cove-base and chair rail, a spacious tile shower, custom linen cabinetry with adjacent storage bench, and period appropriate porcelain fixtures.

NE Irvington Whole House Remodel

This Irvington home was an ideal candidate for a full remodel.  Neglected for years, this home was an eyesore in an otherwise beautiful neighborhood.  We started with a full demolition of the interior.  Every surface finish was removed as well as all of the electrical, plumbing, and mechanical components.  With the original framing exposed, we were able to make major structural modifications that opened up a formerly crowded space into an open and airy modern floor plan. The designer’s aesthetic is decidedly modern, but we were able to fuse that perspective with the historical design of the home. Points of interest include:

·      Beautiful wide-plank oak flooring on the main level

·      Custom shaker-style kitchen cabinetry with Pental countertops

·      Full height tile back splash with floating shelves in the kitchen

·      New wood windows throughout

·      Two full baths with Duravit Starck-3 fixtures throughout

·      Master suite with two additional bedrooms

NE Portland: Kitchen Remodel/Bathroom Addition

Right Arm Construction was hired to execute a kitchen remodel and master bath addition on a 1924 home in the Grant Park neighborhood of Portland, OR.  In addition to the kitchen and bathroom remodel, extensive work was performed in the master bedroom and the basement was partially finished to provide a media/recreation space.

Remodel of SW Portland home. Clients wanted a very modern esthetic. Right Arm Construction worked closely with the Client and the Architect on the project to ensure project scope was met and exceeded. Remodel included kitchen, living room, dining area and exterior areas on front and rear of home. A new garage was also constructed at the same time.

SW Farmington 4Plex

Right Arm Construction rebuilt and remodeled a 1960s 1 story 4-plex with smoke and fire damage. The clients wanted to keep with the existing modern design and all 4 units were remodeled to let in a lot of natural light with floor to ceiling windows and skylights. Kitchens and baths were designed to use clean lines with white and wood accents. The exterior of the units are painted black and the landscaping and fencing is designed for each unit's enjoyment of the plants and privacy.

This is a complete remodel of a ranch home located in SW Portland. Every part of this home was demolished down to the studs and remodeled with the client's very modern style. The exterior of the home was painted and the landscaping was redone by a local landscape architect.

SE Hawthorne Addition

Situated in one of Portland Oregon's older neighborhoods, this quaint bungalow needed to expand for a growing family. The existing garage was torn down to make room for the addition. The new space gives the home owners a family room and bike storage on the first floor. The second floor has the new master bedroom, master bathroom, laundry room, and nursery.

Renovation of existing basement space as a completely separate ADU/apartment (accessory dwelling unit) registered with the City of Portland. Clients plan to use the new space for short term rentals and potentially a rental on Airbnb.

SW Portland Stilt Project: Home Addition

Our client wanted to add space onto his existing home for office and guest space. The only area that was available was the hillside under the existing garage. Right Arm Construction excavated the hill side and worked closely with the engineer and architect to build the space under the garage with proper support and architctural detail.

Broadmoor Beauty

1953 charming Broadmoor neighborhood traditional home completely updated except for the laundry and workout room.  We were challenged with existing pipes, wiring, and a hot water heater that the homeowners wanted to conceal.  We built two false walls to hide plumbing and HVAC.  We installed beautiful cabinetry for the hot water heater and plenty of other storage.
